  A splendid top floor apartment, "la creme de la creme" of Rome, the one where everyone would like to stay when in Rome.

LOCATION: On top of the Spanish Steps, in front of the famous Hassler and Intercontinental Hotel-De La Ville hotels, yet in a better situation, because it is in front of them. The palazzo is very mannerly, with old fashioned *elevator*.
It is a TOP FLOOR apartment, at the 5th floor. It includes one bedroom, a sitting room, a separate dining room, a little study, two bathrooms, kitchen, a passage space, all furnished with utmost taste and quality. The apt. is app. 80 square meters (app. 810 sq. feet), plus two patios (verandas) of 30 and 5 square meters (app. 300 and 50 sq. feet). There is also a 70 square meters (app. 710 square feet) most panoramic roof garden, with most stunning and complete panoramic views of Rome. You can single out practically any sight or monument. The apt. is very silent, and airy, as it faces two sides. It receives sunlight hence both in the morning and in the afternoon, and there is cross-breeze in summer.

The sitting room is spacious, with three sofas, armchairs, three little tables, and a little old fashioned desk. It includes precious paintings of old masters, mirrors, fine carpets, fine lamps, two statues (of emperors Septimius Severus and of a young Nero), and a large colour TV with satellite dish. The foyer includes a set of drawers, a sofa, a mirror, a cupboard (behind the curtain to the right, not well visible), and fine lamps.

Both rooms have stuccos in the ceiling and on the walls. The floors are of terracotta, and adorned with elaborate drawings of fine marble.

The sitting room and the kitchen open into the spacious patio (12 x 2.80 Mts. - app. 12.2 x 3 yd.), which has an elegant layout. It includes a table with chairs, a little palm tree, a magnolia, many large vases with plants, and - in its second part (a photo will soon be published), a trunk and many vases. It includes also a small fountain (not shown in the photo), and two large, elegant awnings (curtains), generating shade and cooling the apartment. From the patio (towards its end) a little flight of stairs brings to the terrace-roof garden, which is situated right on top of the apartment, having thus the same extension. As soon as you step in the panoramic roof garden you can see the most stunning views of Rome.

The apartment is adequately equipped. Cook and butler available upon request. Cleaning and change of linen/towels is done once or twice a week following the requests of clients.
